LISTED BUILDING CONSENT
Not all works to buildings will require planning consent, however, certain buildings, known as Listed Buildings, or Heritage Assets, will require consent known as Listed Building Consent.
This type of application requires expert and intimate knowledge of architecture and the way in which a building and its various elements, i.e. windows and doors, are constructed.
We pride ourselves on being able to ‘read’ buildings, and understand the architectural merits inherent in Listed Buildings.
Many people believe that Listed Buildings can prevent them from undertaking the changes or works they would usually be allowed to undertake on non-Listed buildings, this pre-conception however, is not the case.
Our knowledge and experience in dealing with the Conservation Department can get you your desired outcome, whilst at the same time, respecting the Listed Building.
OTHER
Often during the planning process, or building stage, it may be necessary to gain the expertise from another field, such as an engineer or tree surgeon or party wall surveyor.
Although our company does not specialise in these fields, we work daily with various third party experts, to help support and also guide you through any further advice needed.

FEASABILITY STUDIES
A feasibility study is the assessment of a building or parcel of land, to establish its adequacy for development.
This study will usually comprise of informal discussions with the LPA, to gain an understanding of their potential stance in respect of any possible development, before you, the client, fully engages us in any architectural services.
The feasibility study can take many forms, and we can advise of the particulars of the study after an initial consultation.
CONVEYANCE PLANS
Many times, during the purchase or sale of a property, or in the dividing or transferring of title deeds, a solicitor may require the need for conveyance plans, for forwarding on to the Land Registry.
We have worked with solicitors on many of these plans, and understand exactly what information needs to be shown on them.
This knowledge ensures that whatever act you are undertaking, can be carried out as quickly and efficiently as possible, as there will be no need for long, drawn out meetings between ourselves and your solicitor.
CONSTRUCTIONAL/ WORKING DRAWINGS
Once planning permission has been gained, and all relevant conditions of the permission have been met, a client may require constructional drawings.
These drawings will basically be instructions to show how the structure is to be built, all in accordance with the current Building Regulations, known as Approved Documents.
Once drawn, the drawings must then be submitted as an application to the Local Authority Building Control department, to be assessed by the Local Authority Building Inspector.
Once approved by the Building Inspector, the drawings can then be passed directly to a contractor for pricing or tender purposes, and can be used to form the basis of Contract Documents, which would include a Schedule, and Contract where necessary.
Here at Ben Vernon Designs, our vast academic knowledge and on-site practical knowledge, has allowed us to undertake constructional drawings for all manner of projects including; porches, house conversions, industrial conversions, new houses, apartment blocks and brand new industrial units.
